Most commercial leases are
triple-net leases which means your company will be responsible for the real
estate property taxes in addition to the personal property taxes. TCM has
developed strategies which have resulted in millions of dollars in property tax

often are you successful in obtaining incentives and how much do you typically
obtain?
Obviously, our success ratio varies
by customer and industry and must take into consideration a number of variables.
The results depend upon how early in the process we are involved, the project
location and the size and type of project being undertaken. A successful
result for TCM is typically a 10% of your development cost. This can
be a substantial savings!
Why should I
use your services when I can try and do it on my own?
Ask yourself how much reduction in
development costs your company has been able to obtain on its own within the
past year. If you haven't achieved a 10% reduction from incentives on at
least 30-40% of your projects, you are not maximizing your value. Would it
